Science vs. Art

The science of marketing a house is different than the art of selling homes over and over at the highest possible price and quickest possible turnaround.

I don't want you to hire me to just list your house or put your house on the market. That's not what I do. 

My only goal (which should be your goal too) is to SELL your house using a proven, time-tested strategy. 

If you've had your home on the market before and it did not sell, it may be time to try it again, changing one or more of my 4 strategic variables:

  • PRICE (can make or break your sale)
  • PLACE (what you can do to help yourself)
  • PROMOTION (marketing)
  • PERFORMANCE (that's where I come in)

How Do I Do It? First, by giving you expert advice. - PRICE

It all starts with pricing your home correctly. To accomplish that, I look at similar homes that have sold recently and also study a number of statistical services to arrive at your home's most marketable price - the price you must list your home at to get it sold quickly and net you your highest possible return.

Contrary to (sometimes) popular belief, selecting an offer price is not done based on how much money you want to get out of your house, nor is it based on how much you spent on upgrades or remodeling. Over-pricing your home will cost you and will cause you to lose your competitive advantage, along with your most qualified prospective buyers. When buyers see a home they like, they always want to know two things - how much is the house and how long has it been on the market?

What you don't want to do is "test the water" by starting out too high which will cause your home to sit on the market and become stale. That will only cause you to lose your negotiating and appraisal power, typically leading to your home selling for less than if you had priced it correctly out of the blocks. Just like stale bread, buyers will come in and low-ball you and you will soon have a disaster on your hands.

A new listing generates excitement, just like a new marriage.  No one likes to cut the honeymoon short, which is what you will do if you come out of the blocks too high. That is not the strategy we want to pursue. In fact, if your home attracts 10 showings without an offer, or things start to drag and two weeks go by without anyone coming to view the house, it's time for you to pick up the phone and tell me to reduce the price on your property. Better yet, allow me to price it at fair market value from the beginning.

It's Your PLACE - You Can Help! 

Can you help your home sell at its maximum value and have it spend less time on the market? 

Of course! There are several ways you can facilitate that:

  1. When buyers come to view your home, they don't want you there. Leave! But leave the lights on and the doors in your home open.
  2. Get rid of your stuff! Pack it up and put it in storage or in the attic. An uncluttered home is an inviting home.
  3. Send your pet on vacation (or to daycare). You love your pet, but a lot of different people really do not like pets. When buyers come to your home, remove all traces so visitors to your home do not even know you have a pet.
  4. Staged homes sell faster. Pay for a stager to come in and arrange your furniture and belongings. At the very least, pay for a staging consultation. Be prepared to invest a few hundred dollars to help maximize the sale of your largest asset.
  5. No one ever objected to pretty flowers. Pressure wash, take care of the yard and add a couple of colorful flower pots to the front porch to enhance your curb appeal.
  6. If your home was truly a home, it will have a few nicks and cuts. Repair those as well. Everyone will appreciate a fresh coat of paint.

Promoting your house for sale consists of a strategic gameplan that includes a variety of diverse promotional channels. We collaborate to develop a marketing plan to sell your home. Included in your gameplan might be a combination of the following. 

. . . I will post your home on two multiple listing services, ensuring it appears in front of more than 40,000 real estate professionals. Many Realtors can afford to subscribe to just one multiple listing service; I subscribe to two, offering your home complete coverage in our marketplace.

. . . Nothing beats target marketing to sell your home. I invest my own money to target the best customers for your home, and market your home directly to lists of those prospective buyers.

. . . Buyers are online now. Technology has revolutionized the way real estate is transacted. Social media is king and that's where your house will be marketed. Not only will your house be posted across social media, but I will pay to drive traffic to it and keep it top-of-mind using remarketing tools and other electronic media techniques. When your home gets posted on social media, you can also help maximize its exposure by liking it and asking your family and friends to like it too. It will also appear on all the real estate sites you've heard of - Zillow, Trulia, realtor.com, plus on many sites you may not be familiar with - more than 150 in all. Your home will also receive its own website and - depending on its target market - placement on a few additional specialty websites.

. . . You will also have a grand yard sign installed, as this is another way to get callers on the phone who want more information. This allows me to qualify them, handle their objections and get them out to see the inside of your house.

. . . Inside is also where you'll find flyers to help visitors remember the home.

. . . The keybox installed on your front doorknob will provide recorded access of licensed real estate professionals. Your job is to make sure they use it, specifically the ones who occasionally stop by without an appointment. Allow no one to enter your home without using the keybox.

. . . Your home will receive a video and a virtual tour which will also serve as a virtual Open House. Traditional Open Houses are not typically used anymore due to safety and social distancing reasons AND - according to the National Association of Realtors - only 1% of homes are sold as a direct result of an Open House. Virtual Open Houses are 2020.

. . . I always solicit feedback after prospects tour your home, but sometimes they can't provide it, simply because they can't remember your home. Some buyers might visit 7 or 8 homes per day and in the end, it doesn't matter why they did not like your home; all that matters is they did not like it. Likewise, don't be concerned if someone schedules your home for a showing, but cancels without viewing. If they find "The One" before they get to your home, then they are not going to stop by.

. . . I also offer you a home warranty to cover select repairs while your home is on the market, and if you want your heating and air added on, you can do so at a minimal additional cost which you pay at closing.

One More Note About the Value of Your Buyer’s Agent           - Though buying a home seems easy, the home buying process is actually full of twists, turns, challenges, issues and disagreements. The process requires a Buyer’s Representative who is reliable and knowledgable about the nuances of getting a client from contract to close. It is a series of mini negotiations that starts as far back as securing a client the opportunity to view an off-market home. If this is not your first rodeo and you have purchased 5 or 10 homes already, then you already know the conflicts and challenges that can arise when buying a home. You also know that buyers’ agents come in all competencies. Some are simply ill-prepared to manage the acquisition of what is likely your largest asset. By now, you know who to hire and who NOT to hire. If you are combing through Zillow or driving neighborhoods and calling yard signs, you have probably found that many of the homes you have called about are no longer on the market or are already under contract. As happens quite often, the agent probably hasn’t gotten around to taking the yard sign down or removing the listing from the Internet. I hope you are beginning to see the value of a quality buyer’s agent. Speaking of value, buyer’s representation is FREE to buyers, because the seller pays the buyer’s agent for you. Still, a buyer’s agent can be expensive to you, if you select the wrong one.
